SECOVI-SP HAS SEVERAL STRATEGIC LINES OF ACTION. HERE IS A BRIEF DESCRIPTION OF EACH.

AREAS UNDER THE STRATEGIC GUIDANCE OF

SALES AND MARKETING

Elbio Fernández Mera - The Sales and Marketing area will focus on consolidating the Secovi Real Estate Network to create a culture of marketing and real estate transactions over the Internet: a worldwide trend. It will strengthen the Real Estate

Week so it becomes the major event in the industry, both domestically and internationally, turning the São Paulo Real Estate Exhibition (SISP) and the Secovi Convention into fixtures of São Paulo State's events calendar. It will research and advocate new forms of urban real estate marketing methods as a response to the new reality introduced by the Clean City Municipal Law. It will work hard to bring together the Association's large, medium and small real estate and development companies, encouraging their synergy. It will further reinforce the current productive relationship and partnership with Creci (Regional Realtors Council) and other real estate professionals associations.

BUILDING DEVELOPMENT AND URBAN LAND

Ely Wertheim - This area will work to strengthen Secovi-SP's relationship with public and private banks in order to consolidate real estate credit as a business and to maintain fund allocation for the traditional housing, services and trade market geared towards the middle and upper-middle classes, as well as the high income investor and business markets. It will seek alternative funding in the financial market, such as pension funds, equity and property investments. It will work with government officials struggling for speedy building licensing, an abundant supply of buildable urban land, adequate implementation of strategic master plans and the maintenance of legal security in real estate transactions.

HOUSING PROGRAMS

Flávio Prando - This group will collect data and information about inventory, launches and sales of properties in the capital city and in the state of São Paulo, exploring the possible integration of these indices with the rest of the country's. It will contribute to the development and consolidation of a lasting housing policy for the State and the country as a whole, proposing the allocation of funds for permanent housing, creation of appropriate institutions, strengthening of competent banks and companies and the best possible urban solutions. It will fight for the improvement and the pursuit of effectiveness, and the consolidation of current programs aimed at the low income population, as well as the production of affordable properties. It will use the Secovi University as a source of qualification for real estate professionals and thus contribute to the improvement of the relationship between real estate companies and real estate developers, companies and professionals. In all this it will seek a fruitful interaction with Creci-SP and other real estate professionals associations.

DEVELOPMENT

Basilio Jafet - Changes require new leaders and an insight into the future. This area will be devoted to performing an analysis and proposing goals and a long-term policy for the Association and the industry. It will bring young leaders, through the NE group -New Entrepreneurs. In designing future scenarios, the vice-presidency has renewed the spirits of the organization, contributed and collaborated actively with other areas. These new business owners and professionals will integrate and work with other areas, gaining insight into the current reality of the housing market and contributing to new and promising scenarios.

Claudio Bernardes

LEGISLATIVE AFFAIRS AND METROPOLITAN URBAN PLANNING

Claudio Bernardes - This area is concerned with the study and proposals aimed at better urban occupation and fostering urban quality of life. It follows closely the legislative sector, focusing on urban areas and their integration with the metropolitan and mega-metropolitan areas. It also develops studies and courses strengthening the Secovi University. These proposals seek to integrate the cities and metropolitan regions supported by comparative and international studies which will allow suggestions for updating strategic master plans, especially in São Paulo.

SUSTAINABLE URBAN DEVELOPMENT

Caio Portugal - With the strengthening of the affordable housing market, which has finally achieved a well-deserved social importance, the production of the industry's basic raw material, i.e., the land, immediately takes center stage. This group will advocate in favor of sustainable urban development and land development. It will concentrate its efforts on social awareness of society's representatives in the government ranks, underscoring the need to establish a modern federal legislation capable of underpinning the formal production of developed land and infrastructure. It will defend effective production financing for the purchase of land parcels by banks in competitive conditions.

SUSTAINABILITY

Ciro Scopel - The real estate activity should be conducted in line with the precepts of economic development, social and environmental responsibility, and respect for historical and cultural heritage. This area will focus on consolidating its activities and seeking incentives for the dissemination of concepts and good entrepreneurship practices in the real estate sector. This area seeks job creation, robustness and legal security, with environment preservation while spreading the word that heritage is a meaningful and vital ingredient of our national culture.

Walter Lafemina

SPECIAL PROJECTS

Eduardo Gorayeb - This area will focus on the development of projects geared to establish the right of the association to exercise its duty as representative of the real estate interests, emphasizing its political, professional and transformative role. It will focus its efforts on three fronts: Enhancing the profile and standing of the real estate sector; ensuring the legal activities of the sector; developing and consolidating the State's housing policy, whose first step was taken with the "My House, My Life" program. It will help to speed up the work, efficiency and bureaucracy hindering the sector's interaction with government agencies. It will work in constant harmony with the other Secovi-SP areas in its search for knowledge and synergy to develop specific projects.

Paulo Germanos

REAL ESTATE AND PROPERTY MANAGEMENT

Hubert Gebara - This area will further perfect the tools of good property management and will build links between inland and capital city condominiums, be it vertical, horizontal, flats, offices or industrial, etc. - condos, through the Council of Property Managers. It will promote proactive legislative actions and improve events such as the Secovi Property Manager Expo and Enacon (Meeting of Property Management Companies). In addition, the area will further integrate sister organizations, such as Aabic (Association of Real Estate and property Management Companies), sharing initiatives, enhancing performance and thus avoiding duplication and possible differences on certain issues which are often related and complementary.

ASSET MANAGEMENT AND LEASING

Francisco Crestana - The area of Asset Management aims to emancipate leasing to investment status, enabling the attainment of decent housing by clients not intent on purchasing property. Real estate equity companies and investment funds are in dire need of applicable, specific and modern legislation. Through the analysis of experiments and international instruments, as well as discussions with professionals from different parts of the country, these companies and funds will enhance leasing contracts, differentiating them according to rent type and suggesting improvements in taxation. This segment of the housing market will have the means to prove, beyond any doubt, that it holds great appeal to both popular and business audiences. Asset managers, institutional investors and insurers will be heard during this period of typology standardization and development of tools to ensure leasing security.

ASSOCIATION MANAGEMENT

Nelson Germanos - Secovi-SP has focused a lot of energy on its management. Both the administrative structure and the physical facilities of some internal areas have been improved. With staff commitment, the officers' deployment of modern management practices focused on results, the organization has gained considerable strength. Sponsorship, marketing, human resources, legal, financial, planning and control areas have benefited from this area's performance, which seeks to upgrade the Association's activities and provide better services and care to its members throughout the state of São Paulo.

POSITIVE INSTITUTIONS

Paulo Germanos - Positive institutions are the themes of this area. Through extensive publications and discussions of key citizenship issues, such as the right to property, democracy, capitalism, justice, legal security and credibility between the parties, Secovi-SP contributes to strengthen these basic principles.

Sérgio Mauad

AMPLIAR PROJECT

Maria Helena Mauad - This project will successfully maintain its valuable tradition of providing professional training to young at-risk people while raising their citizenship awareness. It will also support Secovi-SP in its sustainability department.

REPRESENTATION

Alberto Du Plessis Filho and Juraci Baena - The political and corporate reality of Brazil demands synergy and interaction between organizations in the corporate sector to establish new standards and strengthen the representativeness of this category. Therefore, the association, by 2011, intends to play a more central role in Fecomércio, CBIC, Fiesp and Associação Comercial. It will take part in work groups, officers' and committees' meetings to strengthen their association bonds, lead initiatives and bring to Secovi-SP an institutional discussion forum on labor, tax and association issues so as to take center stage and achieve better results in specific issues.

TECHNOLOGY AND QUALITY

Carlos Borges - In a historic moment when the real estate market focuses on the low-income audience, constructive technology plays a leading role. This group will examine strategic technology management, developing alternative studies for these new projects and interacting with scholars from domestic and international universities, and representatives of government agencies and of the building materials industry. Positive initiatives and/or intelligent regulations should be brought to the table in the fight against outdated and inefficient bureaucracies. The area will strengthen its links with institutions such as ABNT, CBIC, Sinduscons, CREAs and the Engineering Institute in its struggle for quality improvement and the maintenance of intelligent, efficient and high performance business methods.

INLAND

Flavio Amary - Secovi-SP is expected to turn its eyes to the state of São Paulo's inland region. The group and its regional offices will reinforce the association and the real estate sector in its current regional offices, adding even more value to real estate companies, developers, and property management companies. It will discuss and formalize an action plan comprising an action schedule to ensure Secovi-SP officers'presence is felt in inland cities. It will assess Secovi-SP's performance in the new regions of the state and offer more frequent distance courses.

LEGAL

Ricardo Nacim Saad and Marcelo Terra - The key focuses of this group lie in coordinating the Legal Councils and maintaining the strength of the Association's legal structure. It also seeks to develop analyses and participate in discussions on institutional issues. This is a special focus that aims to strengthen Secovi-SP's legal role as the legitimate representative of condo owners and real estate companies from around the state of São Paulo.

FINANCIAL AREA

Carlos Campilongo Camargo - This area will continue to abide by a strict financial management using accurate and responsive control tools while integrating with the Management area as well as specific Secovi- SP's action areas.

ECONOMICS AND STATISTICS

Celso Petrucci - Secovi-SP, which seeks to establish itself as an organization devoted to knowledge acquisition, will rely on this department as a cornerstone to expand its studies and research under the guidance of specific areas or Secovi-SP's presidency. It will seek to increase its credibility and reliability by developing new and timely quality studies.

Romeu Chap Chap

NAT - MAJOR TOPICS BOARD

Romeu Chap Chap - This center consists of Secovi-SP's Advisory Board members and prominent citizens who have had a historical participation in Brazilian social life. This group will be devoted to discussions of timely issues for the industry and society, drawing national leaders to meet and participate in the association's activities.

INTERNATIONAL ACTIVITIES

Carlos Campilongo Camargo - Publicizing the qualities of Brazil and the Brazilian real estate sector to international investors, as well as finding success stories that shift paradigms, are the goals of the International area, which has been carrying out significant activities along these lines, and ensuring the Association's participation in the most significant events in the United States, Europe and Asia. To crown the efforts set in motion by this area, it is also involved in enhancing partnerships with international organizations and joining hands with real estate regional associations, such as ADIT, as well as seeking the support of government agencies, such as Apex and the Ministry of Tourism.
